Seven bids for Little India site; YK Land tops at $35.3 mil
YK Land’s offer for the site was 48.1% more than the second-highest proposal, that originated from construction firm Conint and SEEDoE Ventures, an affiliate of property developer Kimen Group. The partners sent a proposal of $28.83 million or $650 psf ppr.
The tender for a cluster of 18 preserved terraced homes in Little India finalized on July 28, attracting seven bids. The leading proposal emerged from YK Land, which sent a deal of $35.29 million, or $962 psf per plot proportion (psf ppr), according to a URA release.
The effective tenderer is going to be required to restore the structures, which can be adapted for residential or long-stay serviced apartment usage in accordance with URA’s conservation standards. The site can fit 18 strata landed homes or 36 long-stay serviced apartments, based on URA’s price quotes.
URA had launched the tender for the site on March 5. It comprises 18 two-storey conserved terraced homes that sit on identical rows along Veersamy Road and Chitty Road. Originally constructed in 1927 as municipal quarters for public servant, the properties are connected by a back lane.
The fairly broad spread amongst both offers suggests that programmers might have embraced differing assumptions relating to the spot’s redevelopment potential and possible output, states Mohan Sandrasegeran, head of study and data analytics at Singapore Realtors Inc.
He adds: “Given the adaptability to establish either Serviced Apartments II or, with previous written authorization, strata landed houses, bidders were most likely to have actually come to various land evaluations based upon their recommended property development strategy, repair expenses and target market.”
Various other bids originated from RPC One (a unit of OKP Holdings) at $646 psf ppr, Mezzo Properties at $446 psf ppr, and Haus @ Central at $447 psf ppr. The bottom two bids came from Westwood Hostel ($327 psf ppr) and Bogen Venture ($289 psf ppr).
Together, they inhabit a 99-year leasehold site extending about 36,673 sq ft that is zoned for housing use. The Jalan Besar MRT Station is a quick step away.
